We have many areas here in Reno with Mobile Homes. Mobile or Manufactured homes are an economical option for many home buyers. When a home is manufactured in a factory it allows for less costly construction methods and those savings are passed on the buyer. Manufactured homes are sold all over the country so they are not built to building codes like a locally built home. Since June, 15 1976 manufactured homes have been built under HUD standards.
Since the home has to travel the home is built on a chassis. The construction includes lighter weight materials and techniques that reduce weight. The home will also require some specific methods of attaching the multiple pieces together, attachment to utilities, and the supporting of the structure. These are all different than a home that is site built. Some other differences are the methods of construction when it comes to garages, porches, steps, and decks. Mobile homes are often tighter as far as air infiltration. While this is a good thing most of the time modifications to the home can cause issues that are harmfull to the occupant. Some repairs are specific to this type of home and can't be mixed with what would be done on a site built home.
Since mobile homes and manufactured homes are built using different standards, different materials, and different techniques than a site built home they require a different inspection technique. When buyers in Reno are looking to purchase a Mobile or Manufactured Home a Home Inspection is encouraged. The inspector should be educated like myself in the differences of these structures and how they should be inspected.
